4 Simple Risk Management Tips

Owning residential real estate can be a fantastic investment. But like any investment there are risks and knowing how to hedge against these risks is crucial to ensuring your real estate investment remains profitable and healthy.  Here are four tips to live by when managing your asset: Water Risk: When was the last time you changed out the water supply lines for your toilet, kitchen faucet or washing machine?  Have you checked to ensure the shut off valves for your plumbing fixtures work or how about the main shut off valve?  Avoid thousands of dollars of damage and the risk … More

The dreaded real estate commission audit

“We can complain because rose bushes have thorns, or rejoice because thorn bushes have roses.” ― Abraham Lincoln Most states have an auditing requirement for the real estate industry, which anecdotally is not something people look forward to, but change your perspective just a little bit and it’s a good thing. A very good thing. We just had our audit the other day (It went splendidly), and here in Nebraska a management company our size can expect to have an auditor camped out at least a couple of days. And let’s face it, besides being a little inconvenient it is … More

Tweaking a logo, tweaking a company

Today we’ve made another step in an overall change of direction of the company (notice the new logo?). Of course we will continue offer the quality residential management services, but we are moving into new territory. For years now, since our birth in 2006, we have foregone making any money by offering sales services. The rationale was very good and it’s not something we regret at all, but it is time for us to move forward. When we were starting out in the industry we would run into management companies that seemed to be more focused on providing their company with … More

What’s the big deal with living small?

A friend of mine  in Denver, CO is breaking into new territory (news video) by creating a micro community in the residential rental market. And it’s a big deal, especially considering how small these things are. By now probably everyone has heard about micro housing, living small, wee-houses and the like. It’s a phenomena of mostly younger generations opting out of big living quarters in favor of small, some might even say dinky, places to live. Some of the speculation is that it’s a natural consequence of higher youth unemployment coupled with that same group having higher student loan debt. Or … More

What is going on in Midtown

If you frequent the city East of 72nd St you might be aware of gentrification going on between Downtown and 72nd St both North and South of Dodge St.  Some of this can be contributed to large development projects like Midtown Crossing and Aksarben Village.  Other contributing factors might be the expansion of UNMC.  However, there is also a macro trend nationwide for people to move from the Suburbs back to the Urban Areas.  Come down to Midtown and see what is happening!!!!!!!!!

Whether to hire a property manager

So here is what it boils down to; Did you buy the property to invest your money or to buy a job? The fact of the matter is that if you are buying a property you MUST include a management fee as part of the operational cost during your decision making process. You will either pay it to a management company or pay it to yourself. Either way including that fee best ensures you are making a decision based on the reality of the business and are compensated according to the effort you are willing to put into it. So … More

Omaha’s Rental Market Update

At the moment we are enjoying a vacancy rate of 6.55% which is substantially lower than the market. To some degree this low number is because we’d recently taken some less desirable properties out of inventory which has allowed us to focus on other endeavors. Part of it can be attributed to some recent changes in our software that have made the process much easier for the prospective tenant to have us work around their schedule. Trends we’ve seen in Omaha’s midtown market have shifted substantially over the course of that past few years, but in particular this year. The … More
